Manager-Boiler Room/HVAC Techs

All hospital maintenance services including plumbing, electrical, carpentry, painting, and grounds are scheduled and directed.

Principal Duties and Responsibilities 1. Supervises and schedules activities of subordinate personnel engaged in providing maintenance services to the hospital proper and other satellite facilities. 2. Under the general guidance of the Director of Engineering, directs the activities of plumbing, electrical, carpentry, painting, maintenance mechanic, and groundskeeping personnel. 3. In consultation with the Engineering Department management team, establishes standards and work rules for subordinate personnel. Monitors adherence to same. 4. Gathers and analyzes financial data related to personnel, supplies, and equipment needs and prepares reports on same in order to assist  director in preparing departmental budget. Upon approval, monitors expenditures to ensure compliance with budgetary restrictions. 5. Interviews, trains, and evaluates the performance of subordinates. Disciplines when necessary and makes recommendations regarding hiring and firing decisions. Whenever possible, resolves personnel conflicts and if unsuccessful, refers matter to the appropriate authority. 6. Regularly inspects all work sites to ensure compliance with applicable codes and regulations and staff adherence to departmental policies and work rules. 7. Keeps in regular contact with hospital personnel at all levels in order to coordinate the provision of maintenance services and minimize disturbances to patients, staff, and visitors. 8. Contacts various vendors of equipment, supplies and serviced to gather pricing and technical information and then makes recommendations regarding purchasing decisions. 9. Oversees installation and upkeep of the hospital signage program at the main campus and all other sites. 10. Coordinates all maintenance activities at off-site facilities and for creating a sense of responsiveness to their needs. 11. Prepares a variety of reports reflecting the maintenance activities of the department including payroll and supply costs, equipment condition, productivity, and budget reconciliation. 12. Maintains a high level of knowledge about the facility maintenance field through reading, seminars, training sessions, and the like. 13. Subject to call on a twenty-four hour per day basis. 14. Performs other duties as assigned.


1. High school education or equivalent. 2. Five years' progressively more responsible related work experience with strong emphasis on code, standards, and regulatory familiarity. 3. Leadership and supervisory skills necessary to manage a multi-disciplinary maintenance effort in a healthcare institutional setting. 4. Communications skills necessary to interact with employees and others at all levels of the organization in order to meet their needs as efficiently as possible. 5. Analytical and technical skills necessary to fully understand and react to engineering, financial and political aspects of the maintenance function. 6. Second Class Engineer License is preferred.

WORKING CONDITIONS Similar to those experienced by subordinate personnel. Could be subject to somewhat unpleasant conditions.
