HVAC Floating Maintenance Mechanic

2Life owns and operates over 1,300 units of affordable rental housing located within six campuses in metropolitan Boston. With another 210 apartments under construction and more in planning, we expect to add another 600-700 units within the next several years as we complete projects in active planning and construction phases. We continue to pursue other development opportunities. We anticipate continued growth in the size of our portfolio, the geography in which we operate, and the diversity of our residents in terms of race, ethnicity, income levels, and need for supportive services. 

GENERAL SUMMARY

This role serves as a senior, roving maintenance technician responsible for strengthening HVAC performance and preventative maintenance across the portfolio. The position bridges the gap between site-level maintenance teams and external HVAC service providers by clearly defining what work is performed in-house versus under contract, building internal technical capacity, and stepping in directly when complex or certified work is required.

In addition to hands-on HVAC responsibilities, this role provides portfolio-wide maintenance support by filling staffing gaps, assisting sites with inspection readiness and driving consistency in preventative maintenance practices. Working closely with the Director of Facilities, this position helps establish standards, refine best practices, and ensure building systems are operated safely, efficiently, and consistently across all sites.

ESSENTIAL JOB FUNCTIONS

Core HVAC Responsibilities

  • Define and document which HVAC activities are performed in house by maintenance teams versus those covered under external service contracts.
  • Train and mentor site maintenance staff on approved in-house HVAC tasks, troubleshooting techniques, and preventative maintenance procedures.
  • Perform HVAC work requiring specialized certifications when no qualified staff are available on site.
  • Serve as the primary technical liaison with HVAC service contractors during major equipment failures, diagnostics, and repairs.
  • Diagnose complex mechanical and electrical issues, including minor repairs to chillers, boilers, VRF systems, ERVs, and Building Automation Systems (BAS).
  • Monitor system performance and analyze equipment data to identify opportunities to improve efficiency and reduce energy consumption.
  • Maintain accurate maintenance records, develop preventative maintenance checklists, and interpret blueprints and schematics to plan and execute repairs.
  • Review and assess the need for new or replacement HVAC systems in new and existing buildings

Core Roving Maintenance Responsibilities

  • Provide temporary maintenance coverage at sites experiencing staffing shortages or elevated operational needs.
  • Support site teams in preparing for NSPIRE and other physical inspections, including pre-inspection walkthroughs and corrective action support.
  • Partner with the Director to develop, standardize, and implement preventative maintenance schedules across the portfolio.

PREPARATION, KNOWLEDGE, SKILLS & ABILITIES

  • 3 or more years of hands-on experience in commercial or industrial HVAC service and repair.
  • Experience with Daikin and Mitsubishi ERV/VRF systems.
  • Demonstrated ability to diagnose and troubleshoot complex HVAC, mechanical, and electrical system issues.
  • Experience performing preventative maintenance and supporting repair of advanced HVAC equipment.
  • Ability to perform work requiring HVAC-related certifications, or willingness to obtain required certifications within a defined timeframe.
  • Ability to read and interpret blueprints, schematics, and technical manuals.
  • Strong communication skills and the ability to train and support maintenance staff with varying levels of experience.
  • Ability to travel between multiple sites and respond to urgent maintenance needs.
  • Strong organizational and documentation skills.
  • Experience in multifamily, affordable housing, healthcare, or institutional building environments preferred.
  • Experience supporting inspection readiness, including NSPIRE or similar physical inspections preferred.
  • Prior experience in a roving or portfolio-based maintenance or HVAC role preferred.
