The ideal candidate is a driven self-starter with an entrepreneurial spirit who is passionate about building maintenance, making sure things are up to par (and code) and has a good dose of hospitality. This person enjoys being part of a start-up environment and is committed to being a team player. Primary Responsibilities
The Maintenance Engineer is key to the coordination and/or execution of maintenance and contractor/vendor activities for the properties. The ideal candidate is a self-motivated, experienced with preventative maintenance programs and electro-mechanical control systems who thrives in a dynamic work environment and demonstrates a flexible and adaptable work style that responds quickly and efficiently under tight deadlines. Attention to detail and accuracy is of the utmost importance. Requirements include walking during inclement weather to many company properties and locations, as well as performing duties at residential, hotel, club, administrative offices, and spa buildings. You will be required to meet, supervise, and escort various vendors and contractors, as well as interact with residential tenants. Additional responsibilities include responding to requests at various properties, managing a work order system including adding notes, opening, closing and creating work orders to capture all department activities.
ABOUT THIS ROLE
- Provide knowledge and hands-on abilities in their area of building function and maintenance.
- Ensure the efficient operation and maintenance of all building systems including but not limited to steam and chillers, HVAC, water treatment program, electrical (inc. wire management and outlet repairs), lighting, plumbing, carpentry (inc. replacing hard wood floors and regrouting bathtubs, showers, toilets & sinks), painting building/energy and management systems, ensuring all systems are maintained in first class condition
- Manage all aspects of the facility maintenance operations and initiatives for a portfolio as assigned.
- Complete daily rounds of all assigned properties. Complete light rounds: replace light fixtures, light bulbs, transformers, electric ballasts.
- Monitor maintenance schedules including preventive maintenance, demand work orders, and risk management/fire safety.
- Perform tasks including the handling, use and application of glues, lubricants, solvents, stains, & sealants.
- Complete furniture, tile, shade, décor, and device installations and repairs
- Conduct periodic inspection and audits to confirm compliance with operations and maintenance programs including service call programs, preventative maintenance, loss control prevention activities, safety programs, hazardous materials, OSHA compliance, water treatment and record keeping.
- Develop scope and bid engineering related services or CAPEX projects.
- Maintain up-to-date matrix of all building systems and a complete and current operations manual per requirements. Keep track of inventory; order supplies as needed.
- Refine a documented preventative maintenance and service call program for all building systems
- Organize and maintain comprehensive files consisting of operations and maintenance manuals, blueprints loss prevention activities, safety training, material safety data and other pertinent documents.
- Regularly inspect all MEP machinery/equipment and rooms as well as other work areas to ensure good housekeeping and safe working conditions.
- Monitor all contracted maintenance, repair, and construction activities for conformance to established building policies and standards
- Provide suggestions and/or plans to improve the operating or energy efficiency of building systems
- Review emergency operational procedures including OSHA with staff such as equipment changeover, isolation of electrical and water systems, power outages, and other department-wide emergency procedures
- Respond to building emergencies. Work on-call to cover shifts and vacations.
- Understand all policies, procedures, standards, specifications, guidelines, and training programs for The Quin
- Assume 100% responsibility for the quality of services provided
- Ensure all access and traffic areas are clean. Remove trash.
- Complete all additional tasks as assigned/requested by Leadership

WHO WE ARE LOOKING FOR
- 5+ of operational experience required
- Prior engineering experience in hotel or restaurant highly preferred
- Results-driven professional who is fearless about execution, can champion a vision and roadmap, and is not afraid to dig into the details
- A strong team player who supports their team and embraces ownership, accountability, and responsibility for the team’s work
- Good financial acumen with an eye for keeping costs down and an eye for reasonable prices
- Good oral and written communication skills
- Detail oriented and follow up skills
- Strong technical and problem-solving abilities
- Massachusetts Refrigerant Technician license is preferred
- Familiarity with OSHA, NEC, NFC, and life safety codes.
- Massachusetts First Class Engineers license is preferred
- Solid understanding of Health and Safety, Food Hygiene and Employment Legislation
- Open availability and flexibility to work according to the needs of the business
- Comfortable with WORD, PowerPoint, and Excel
- High school diploma or equivalent certification required. Collage Degree a plus.
Accredited technical school, military, or college certification in HVAC and/or Operating
