Will perform a variety of tasks including but are not limited to; repairs, inspections and preventative maintenance. With a main focus on the building’s HVAC equipment ensuring that all work and equipment meets all local, State, Federal and TJC/CMS standards.
Essential Duties and Responsibilities:
Under general supervision of the Manager of Plant Operations, performs a variety of general maintenance, preventive maintenance, inspection, servicing, repair and overhaul. Reports work progress or completion date as required.
Inspects, maintains, repairs and operates central heating, ventilating, air conditioning and refrigeration systems to insure proper functioning.
Maintains main chiller unit for cooling and adjusts valves on pipelines to regulate flow of chilled water to maintain required temperature.
Test, maintain and repair thermostats, both electrical, pneumatic and on the computer.
Lubricates and rebuilds motors, compressors, pumps and all other moving parts on all HVAC equipment.
Repairs and maintains refrigeration in kitchen, café and all other areas.
Performs preventive maintenance work on equipment in facilities as assigned.
In accordance with established schedule, carries out tasks such as oil and grease motors, checks bearings and belts, changes filters, cleans HVAC equipment, checks instrument readings and records work done on requisitions.
Reports repairs required or any unsatisfactory or unsafe conditions encountered in inspections to the Manager of Plant Operation
Education, Training and Experience:
High School Diploma or GED required
Massachusetts Driver’s License
Minimum two year Technical School in HVAC preferred
Mass. Recovery License required
Minimum three years job experience as Licensed Mechanic preferred
Mass. Refrigeration License - HVAC-R
Standing 6 hours per shift with intermittent sitting and walking.
Occasional bending, squatting, climbing stairs, twisting, turning, reaching above the shoulders and below/above the waist.
Occasional lifting/carrying of supplies and materials weighing up to 60 lbs.
Hand dexterity both left and right for simple grasping, pushing, pulling and fine manipulation.
Visual ability to meet maintenance demands.
Works in a shop, on the roof, patient units, offices, mechanical rooms and boiler room where there could be exposure to heat, humidity, and odors.
